Services

Tell us the problem. We'll handle the ground.

Clearing, site prep, excavation, access, drainage, demolition and haul off. Twelve scopes, one accountable crew, one contract.

Start with what you see

Find your property in one of these.

Overgrown or neglected land

Cedar, brush, deadfall and years of growth cleared back. Brush clearing that opens the lot up without stripping it bare.

  • Land Clearing
  • Haul Off
  • Property Improvement

Preparing to build

Raw land turned into a pad, access and utility ready jobsite your next trade can start on.

  • Site Preparation
  • Concrete Prep

Access problems

Mud, ruts, washout, or no way in at all. Made passable for trucks, equipment and everyday use.

  • Driveways & Access
  • Grading

Water & erosion damage

Runoff redirected, slopes stabilized, washout stopped before it takes more ground.

  • Drainage Support
  • Excavation

Something to remove

Structures, slabs, concrete and dumped material. Taken down and hauled off in the same scope, not the next invoice.

  • Demolition
  • Haul Off

After the storm

Fallen limbs, debris and blocked access cleared quickly, so the property is usable again.

Not sure which service you need?

Most of our work starts with a description, not a service name. Tell us what the property is doing and we'll tell you what it needs, and just as often what it doesn't.

Every service the land needs

One crew, the whole chain.

Clearing to concrete — one accountable crew instead of five subcontractors and a schedule nobody owns.

Who calls us out

Homeowners, builders, and everyone with difficult land.

A quarter-acre lot and a multi-lot development get the same crew and the same standard.

  • Residential Property

Homeowners clearing, grading, or fixing what the land is doing.

  • Raw Land

Untouched acreage that needs access, clearing, and a usable shape.

  • Builders

Sitework handed off clean, on schedule, and inspection-ready.

  • Developers

Multi-lot clearing, grading, and access built in sequence.

  • Commercial & Municipal

Lots, drives, and right-of-way work kept clean and on schedule.

  • Hill Country Properties

Limestone, steep grade, and thick cedar — our home ground.

How the work runs

Five steps, no sales process.

  1. Understand your goals

Call, text, or send the form in plain words.

  2. Evaluate the property

    Photos are often enough.

  3. Recommend the right solution

    A practical scope and price.

  4. Complete the work

    Dates you can plan around.

  5. Leave it ready for what's next

    Debris gone, grades set.

Why tough sites come to us

Difficult land needs more than heavy equipment. It needs someone who knows when to push through and when to work around what's already there.

  • Practical problem solving

We start with the problem, not the price list.

  • Creative field solutions

Rock, soil, and timber reused onsite — fewer loads out, lower cost.

  • Heavy equipment capability

Rock, slope, thick overgrowth, and land nobody else wanted to take on.

  • Respect for nature

Improving a property doesn’t mean stripping it bare.

  • Clear communication

Clear scopes, honest timelines, straight answers.

  • Reliable execution

Eight years across Central Texas, sequenced around weather and inspections.

Common questions

Before you pick a service

The questions we get most often, answered straight. Anything else, just call.

  • I don't know what service I need — is that a problem?

No. Most of our work starts with a description, not a service name. Tell us what the property is doing and we'll tell you what it needs, and just as often what it doesn't.

  • Do I have to hire you for the whole chain?

No. Take one scope or take the lot. The advantage of one accountable crew is that you can add the next step later without re-tendering it.

  • How much does clearing cost?

No two properties price out the same — density, slope, access and what has to leave the site all move the number. The estimate is free, and the visit costs you nothing.

  • What areas do you cover?

Based in Lago Vista, working across Austin, the Texas Hill Country and the wider state.

  • How soon can you start?

We're open daily, 7:00 am to 7:00 pm. Call or text and we'll give you a real date rather than a placeholder — sequenced around weather and inspections.

  • Are you licensed and insured?

Yes — V3 Syntropy LLC is licensed and insured, with eight years of work across Central Texas behind it.
